Let’s face it: as a Canadian real estate agent, you need to shine online to stay competitive. But between showings, client meetings, and paperwork, who has time to create engaging content? That’s where AI becomes your secret weapon. During quieter market periods, these smart tools can help you build an engaging digital presence while focusing on what matters most: your clients. Plus, who doesn’t want to say they know how to use AI with all the buzz around it? It’s the perfect time to dip your toes into the future of real estate marketing with confidence and efficiency.
Keep in mind that the most important thing to remember is that AI tools are just that—tools. They’re here to support your expertise, not replace it. Your knowledge of Canadian real estate markets, local regulations, and community insights is what truly adds value for your clients.
Let’s get you started with some ideas, tools, and prompts to use right away.
Getting Started with AI for Real Estate Content
Creating engaging content doesn’t have to be another weight on your to-do list. AI tools like ChatGPT can help you craft property descriptions, social media posts, and blog content that resonates with your audience — AND takes half the time it used to take you to do manually.
Whether you’re serving clients in Toronto’s hot condo market or helping families find their dream homes in Calgary’s suburbs, AI can help you communicate effectively across all digital channels.
The AI Advantage for Real Estate Agents
These are just some of the ways AI can help you become a marketing Ninja:
- Generate property descriptions that highlight key features
- Create engaging social media captions
- Draft market update newsletters
- Brainstorm blog topic ideas
- Develop professional email templates
Getting all of these elements working together will keep your clients and potential clients engaged, remembering your name, and seeing you as their expert in the field. Having templates and prompts will take away some of the stress in sitting down to get things done in the first place. Consistency is key in real estate marketing, and AI tools make consistency achievable even for the busiest agents.
Get to Know Your Tools
There’s a lot going on in the AI world, so let’s break down the important stuff. Here are a few key AI platforms that can support you with little-to-no learning curve:

ChatGPT – Your “jack of all trades”. It’s excellent for research, drafting, and writing various content types. Many Canadian agents find it helpful for conversational strategy sessions and drafting content. Something it’s really good for is its voice capabilities: talk to it while you’re in the car or getting in your morning jog and it can help you take ideas into action super easily in a more natural communication method.

Claude – Claude excels at drafting and writing with a natural tone. It’s particularly good at maintaining a consistent voice across different content pieces. Use it for things like creating neighbourhood guides for areas like Kitchener-Waterloo or Halifax’s North End. You’ll want to use this one for anything that you need to make sound engaging and natural — you have to prompt ChatGPT pretty heavily to get similar results, whereas Claude just writes nicely.

Perplexity – This app shines when researching current market trends and content ideas. Use it to stay on top of developments in markets like Vancouver or Montreal. You can make “spaces” that act as feeds for different interests, and it’ll pull in the latest news to keep you up-to-date on everything you’re interested in. Perplexity can also do much of the basics that ChatGPT can handle, but it excels at searching the Internet in a way that Google often disappoints us in these days.
But most importantly…
What is a prompt?
A prompt is just your instruction to the AI program. Copy-and-paste the ones I’ve included in this article in, update them to personalize it, et voilà! You’re basically a prompt engineer now.
Making the Most of AI & ChatGPT
Identify your voice: Before you start, consider your personal brand. Are you formal and professional, or casual and approachable? Communicate this to the AI. Use the following prompt to find out how you’d describe your writing style:
Analyze the following piece of my writing and identify my writing style: [paste your writing sample, such as an email you recently sent to a client]. What are my key characteristics and how do I phrase things?
Make use of voice-to-text: When you’re on the go between showings, use voice dictation to capture your thoughts and ideas by talking to ChatGPT, which will then organize and polish them.
Ninja Tip: Always review and personalize AI-generated content to maintain your authentic voice and local expertise. Your knowledge of the Mississauga school districts or Ottawa’s transit developments adds value no AI can replicate — and search engines really care about that.
When using ChatGPT for real estate content:
- Provide specific details about your market (e.g., “The Glebe neighbourhood in Ottawa” rather than just “a nice area”)
- Mention your target audience (first-time buyers in Regina, downsizers in Victoria, investors in Calgary)
- Review and edit the output to add your personal touch — because even though AI is impressively smart, it can introduce factual errors, especially for lesser-known subjects or locations!
Once you’ve written your draft, consider switching to Anthropic’s Claude to refine the tone and flow.

Practical Applications
Consider these time-saving ways to use AI:
Weekly market updates for your website: “This week in Edmonton real estate: average prices up 3% with particular growth in the Strathcona area.”
Prompt: Write a 800-word market update blog article about [This week in Edmonton real estate: average prices up 3% with particular growth in the Strathcona area]. Use my personal writing style [insert writing style] with Canadian English, and make sure it sounds engaging and encouraging for readers to contact me for more expert real estate advice.
Property listing descriptions: “This sun-drenched Victorian in Toronto’s Cabbagetown neighbourhood offers original hardwood floors while featuring modern upgrades throughout.”
Well would you look at that, we here at RealtyNinja actually have a tool specifically to help with generating listing descriptions! Access it for free here.
Neighbourhood guides: “Everything you need to know about raising a family in Kelowna’s Mission district.”
Prompt: Write a neighbourhood guide for the Mission district in Kelowna, BC. Include a paragraph describing point-of-interests near this address, like restaurants, cafes, museum, parks, shopping etc. as well as information about its school district. Cater the guide to people looking to raise their family in the neighbourhood and highlight its safety and other important factors. Use my personal writing style [insert writing style] with Canadian English, and make sure it sounds engaging and encouraging for readers to contact me for more expert real estate advice.

First-time homebuyer tips: “Navigating CMHC insurance requirements for first-time buyers in today’s market.”
Prompt: Write a detailed newsletter about navigating CMHC insurance requirements for first-time buyers in today's market. Use simple, straight-forward language that resonates with a younger audience that might be stressed about the market and what is expected of them, in my writing style. Include real-world examples and common scenarios first-time buyers face. Also include current CMHC guidelines and how they affect various buyer situations.
Investment property analysis: “Cash flow potential in Windsor rental properties: A 2025 analysis.”
Prompt: Create a 2-minute long video script about "Cash flow potential in Windsor rental properties: A 2025 analysis." The format of the video will be of me sitting down and talking about the information to the viewer, who would be a professional interested in investing within Ontario. Make the information as engaging as possible, and target both new and seasoned investors.

Get the idea? Remember to infuse your local knowledge of markets OR example customer stories to make the content truly valuable to your clients. AI provides the framework, but your expertise makes it authoritative.
Ninja tip: Go a step further with these and follow up asking it to create a social media post caption that encourages people to read the full article on your website, etc.
In Summary: Content Creation Best Practices
Content Type | AI’s Role | Your Input |
Listings | Basic description | Personal touches, unique selling points of the home, neighbourhood insights |
Blog Posts/Website Page Content | Structure & ideas | Market analysis, neighbourhood insights, personal anecdotes |
Social Media | Caption options | Local photos, client testimonials, current events |
Newsletter | Structure & ideas | Personal touches & sign-off, market predictions, recent successes |
Keep your content authentic by adding your expertise and personal experiences to AI-generated frameworks. For example, AI might help structure a blog post about Toronto’s Beaches neighbourhood, but your personal knowledge of the best local cafés and hidden parks is what makes it valuable. Consider throwing in a customer testimonial you might have already gotten from someone in the area for a bonus!
More Prompt Ideas
Research and Idea Generation
Start by researching hot topics: check trending real estate discussions, popular search terms, and key market players. Test prompts like:
"What's keeping Hamilton, ON first-time buyers up at night in today's market?"
Then craft catchy titles to hook readers:
"Give me 5 scroll-stopping headlines about why Saskatoon's downtown is the next big thing for buyers"
Ninja Tip: Save links and screenshots to what YOU are interested in that you might be able to turn into content later. For example, if you notice several clients asking about energy-efficient homes in Halifax, save articles on this topic to reference in future content (Perplexity is great for this!).
Drafting your content
Prompt for drafting a Blog:Write an 800-word blog post about the advantages of buying a pre-construction condos in Burnaby, BC. Include sections on investment potential, customization options, and deposit structures. Use a professional but approachable tone, targeting investors and first-time home buyers.
Prompt for drafting a Newsletter:Create a monthly real estate newsletter template for my clients in Regina. Include sections for market updates, featured listings, client success stories, and seasonal home maintenance tips. [Include information about these for it to use]
Prompt for drafting a Social media post:Write three Instagram caption options to go with a photo of a newly listed character home in Quebec City's Old Town. The home features original stonework, modern kitchen, and views of the St. Lawrence River. Target empty nesters drawn to Old Town's European atmosphere.
Finalizing your content
Prompt for finalizing a Blog draft:Review and finalize this blog post draft about Vancouver Island real estate trends. Improve the flow, check for any repetitive language, and ensure it maintains a knowledgeable but approachable tone. Don't describe what you changed, just provide the updated blog post.
Prompt for finalizing a Newsletter draft:Edit this newsletter draft for my Winnipeg real estate clients. Make sure it sounds warm and personal while maintaining professionalism. Add a compelling call-to-action at the end.
Prompt for finalizing Social Media post drafts:Adapt this Instagram caption about a luxury property in Whistler into versions for Facebook, Twitter, and LinkedIn while maintaining the key selling points.
Ninja Tip: Don’t just stop at your very first prompt about something. Keep refining with follow-up comments and work with your AI to make it perfect! The best results come from a conversation, not a single query.
Go Further
Take long-form content and get promotional post content for it:
After creating a comprehensive blog post about Toronto’s housing market, ask AI to extract key points for social media teasers.
Use ChatGPT (Plus) 4-Tasks to prompt you at a certain day/time on a recurring basis so you have consistent content creation, and you’re reminded within the space you’ll start working in:
“Remind me every Monday at 9 AM to create content for this week’s property listings.”
Use Canva to create and schedule your social media posts: Pair your AI-generated text with professional graphics for maximum impact. Canva is great because it offers a ton of templates so you never have to start with a blank canvas. (Check out some of the templates we’ve made!)
Cautions
- Don’t use AI-generated real estate photos: These can be misleading and potentially violate your real estate board’s rules.
- Always double check statistics/truthfulness of content: Verify market data with your real estate board or your own MLS® access.
- Don’t publish something that doesn’t sound like you wrote it: Take time to add your personal voice and local expertise. Do I sound like a broken record yet?
